One of the dominant approaches to the restoration of urban areas in recent years has been urban regeneration. The Peykanshahr neighborhood, located in District 22 of Tehran, represents such an area and faces numerous physical and social challenges; however, reinterpreting its cultural and social values can pave the way for effective urban regeneration policies. The aim of this research is to identify and analyze the social values of the cultural landscape in the dilapidated Peykanshahr neighborhood and to propose regeneration strategies based on strengthening neighborhood identity. This study adopts a qualitative research method grounded in an interpretive analysis approach. Data were collected through semi-structured interviews with local residents, field observations, and analysis of urban planning documents, and were analyzed using qualitative content analysis. The findings indicate that values such as social solidarity, sense of place belonging, collective memory, and public participation play a key role in residents’ perception of the neighborhood. Nevertheless, physical deterioration and social discontinuities pose serious threats to the continuity of these values. Accordingly, strategies including the revitalization of public spaces, redefinition of neighborhood functions, and enhancement of residents’ participation in the regeneration process are proposed as essential steps toward reconstructing the cultural landscape of Peykanshahr. تحولات سریع شهری در دهه‌های اخیر موجب کم رنگ شدن ارزش‌های اجتماعی نهفته در منظر فرهنگی محلات شهری شده است به ویژه در بافت ‌فرسودة شهری که ظرفیت‌های بالقوة بازآفرینی دارند‌‌. طی دهه‌های اخیر، مهم ترین رویکرد در مرمت ‌بافت‌های شهری، رویکرد بازآفرینی شهری بوده است‌. ‌محلة پیکان‌شهر واقع در منطقة 22 شهر تهران به عنوان نمونه‌ای از‌ این ‌بافت‌ها، با چالش‌های کالبدی و اجتماعی متعددی روبه‌رو است که بازخوانی ارزش‌های فرهنگی و اجتماعی آن می‌تواند راه‌گشای سیاست‌های احیای شهری باشد‌. هدف ‌ این پژوهش، شناسایی و تحلیل ارزش‌های اجتماعی منظر فرهنگی در بافت ‌فرسودة پیکان‌شهر و ارائة راهبردهایی جهت بازآفرینی آن بر پایة تقویت هویت محله‌ای است‌‌. روش تحقیق از نوع کیفی و مبتنی بر رویکرد تحلیل تفسیری است‌‌. گردآوری داده‌ها از طریق مصاحبه‌های نیمه ساختار یافته با ساکنان بومی، مشاهده میدانی و تحلیل اسناد شهری صورت گرفته و برای تحلیل داده‌ها از روش تحلیل محتوای کیفی بهره گرفته شده است‌‌. نتایج تحقیق نشان ‌می‌دهد که ارزش‌هایی همچون همبستگی اجتماعی، تعلق مکانی، حافظه جمعی و مشارکت مردمی، نقش کلیدی در ادراک ساکنان از منظر محله دارند با‌ این حال، فرسودگی کالبدی و گسست‌های اجتماعی، تهدیدی جدی برای تداوم‌ این ارزش‌ها به شمار می‌رود‌. بر‌ این اساس راهبرد‌هایی چون احیای فضاهای جمعی، بازتعریف کاربری‌های محله‌ای و تقویت مشارکت ساکنان در ‌فرآیند بازآفرینی، به عنوان گام‌های اساسی در بازسازی منظر فرهنگی پیکان‌شهر پیشنهاد ‌می‌شود.
