Urban deterioration refers to the inefficiency and reduced functionality of an urban texture compared to other areas of the city. This deterioration results from aging or the lack of a structured development plan and technical oversight during the formation of the texture. The consequences include the diminished perception of the area among citizens, along with declining livability, safety, and widespread physical, social, economic, and infrastructural disarray. Currently, inefficient urban textures are considered vulnerable parts of the city, particularly in the face of natural hazards, and require coordinated planning and intervention for revitalization. This study aims to examine the factors influencing the regeneration of the worn-out texture in Kut Abdullah. The research is applied in purpose and descriptive-analytical in methodology. The results indicate that SO strategies, with a final weight of 0.459, rank highest among the strategies, highlighting the strong potential to leverage internal strengths in utilizing environmental opportunities. Strengthening grassroots organizations, promoting social participation, and valuing local culture were identified as the most influential factors in formulating strategies. WO strategies, emphasizing governmental roles and environmental quality enhancement, and ST strategies, focusing on policy coherence, followed in priority. Overall, the findings underscore the crucial role of internal and social capital in achieving sustainable urban development.
