Urban regeneration, as a comprehensive and integrated approach, can play a significant role in improving the economic, social, and physical conditions of deteriorated urban areas. In this process, the participation of local communities is of particular importance for ensuring the success of regeneration efforts and achieving their intended goals. The present study aims to examine the foundations of local community participation in the urban regeneration process of Sayedi Neighborhood in Mashhad, with a particular emphasis on residents’ place attachment. This research is correlational in nature and employs a descriptive-analytical methodology. Data were collected through both documentary library research and a questionnaire-based survey, and were analyzed using descriptive and inferential statistical methods with SPSS software. The findings indicate that the mean score of residents’ place attachment was *3.41*, and their willingness to participate in the regeneration process was *3.24*, both of which are significantly above the moderate level in Sidi Neighborhood. Another important finding reveals a significant positive relationship between the degree of place attachment and residents’ willingness to participate in neighborhood regeneration. With respect to the form of participation, the results show that residents are mainly inclined to engage in activities whose benefits accrue directly to themselves. However, they
show limited willingness to participate in activities that primarily generate collective neighborhood benefits or impose financial costs on them.
